First Installment of Property Tax Bills Due April 1

Property owners are advised that the first of two installments for 2025 property taxes will be mailed and due later than usual this year, following a one-time legislative change approved by the State of Illinois.

Under normal circumstances, first installment tax bills are mailed around the beginning of February and are due on March 1. This year, however, first installment bills will not be mailed until early March and will be due on April 1.

This adjustment follows action by the Illinois General Assembly, which enacted a one-time extension to provide taxpayers with additional time between installment payments. The extension was prompted by delays to last year’s second installment property tax bills, which were originally due on August 1, 2025, but were postponed until December 15 due to issues related to Cook County’s new property tax computer system.

Taxpayers should note that first installment tax bills will not reflect homeowner, senior citizen, or other exemptions, nor will they reflect the impact of successful assessment appeals filed for tax year 2025. Instead, exemptions and successful appeals will appear on second installment bills, along with the effect of changes in local government tax levies.

The second installment bills are expected to be due in early August 2025. The amount due for the second installment will be the remaining balance of the total annual tax bill for each property after deducting the first installment payment.

Payment Details

Property owners who do not have mortgage companies paying their taxes can make property tax payments online at cookcountytreasurer.com, at any Chase Bank in the Chicago area, by mail, or in person at the Cook County Treasurer's office at 118 N. Clark St.

Taxpayers whose mortgage companies escrow and pay their taxes should not pay the bill themselves, but should still check the Cook County Treasurer’s website to verify that their mortgage companies have done so.
