2026 Property Tax Appeals Due by September 1; 2025 Second-Installment Tax Bills Delayed
Evanston property owners concerned about their property taxes can submit an appeal to the Cook County Board of Review (BOR) through September 1, 2026. This is the second and final opportunity to file an appeal for the 2026 tax year at the County level. Property owners are encouraged to file an appeal on their own online at cookcountyboardofreview.com

In-Person Property Tax Appeal Event
Property owners seeking in-person assistance filing an appeal should attend the Cook County Board of Review appeal event at the Levy Senior Center on Monday, August 24, from 5:30 p.m. to 7 p.m., where property owners can receive individual assistance. Homeowners will be able to submit residential appeals and receive general information about our office. Sign up.
2026 BOR Evanston Outreach
Cook County tax bills always arrive one year late. Property owners should note that the money-saving effects of successful 2026 appeals will not appear on tax bills until the summer of 2027.
Reminder about exemptions: The Cook County Assessor’s Office is still accepting applications for 2021-2025 Homeowner, Senior, Senior Freeze, and other exemptions. You can submit an exemption application online at cookcountyassessor.com/
Please note: 2025 Second Installment property tax bills are delayed due to the Countywide technology upgrade from last year. The Cook County Treasurer's Office estimates mailing tax bills in early September 2026.
